Terms and Conditions

General
Please read these booking terms and conditions thoroughly as payment of the deposit is deemed as acceptance of these. This is a no smoking property. Sorry, we do not allow pets in this property.

Arrival and Departure
Guests are required to vacate the property by 09.00am on the day of departure and arrive after 4.00pm on the day of commencement, unless previously arranged.

Payment
A deposit of 25% of booking fee is required to secure your booking for the stipulated dates.  The balance must be paid at least 6 weeks prior to the booking start date. Telephone and email bookings are held for five days until payment is received.

Cancellation Policy
60 days notice is required for cancellations. Cancellations that are made more than 60 days prior to the arrival date will incur no penalty. Cancellations that are made within 60 days of the arrival date, forfeit the full advance payment and reservation deposit. If it is possible to re-let the property then 70% of the cost will be returned.  It is advisable to take out insurance against cancellation.

COVID-19 Additional Policy
Should a booking have to be cancelled (by you or us) due to COVID restrictions then we will offer you the choice of a full refund of monies paid or the opportunity to move the booking to an alternative date (subject to availability).

Occupancy
The maximum number of guests in Cobblestone Cottage is four people, plus a baby in a cot. The maximum number of guests in The Moorings is 4 people.

Minimum Stay
This property requires a 3 night minimum stay in the quieter periods and 7 nights minimum during peak periods. The 3 night minimum stay is not applicable during the COVID -19 pandemic.

Non Availability
If the property is not available for reasons beyond our control eg due to fire damage, all monies will be refunded in full and we will not be liable for any further claims.

Inclusive fees
Rates include bed linen and towels, tea towels and kitchen basics. Please bring your own beach towels. We do not permit towels or linens to be taken from the property. Cobblestone Cottage – Heating is included. The heating can be controlled on individual thermostatic radiators and via a thermostat in the hall. Timings cannot be changed by guests. Please let us know if you require extra heating. The stove is a multifuel stove. Initial fuel is supplied and there is a log store with an honesty box by the cottage.  Please do not burn rubbish on the stove. The Moorings – Heating is included. The heating can be controlled on individual thermostatic radiators and via a thermostat in the hall. There is a gas fire in the sitting room for additional heating.
Septic tank
Cobblestone Cottage is on a septic tank. It will clog up if anything other than loo roll is flushed away.  If it is found that sanitary towels and tampons have been flushed and clog up the septic system, you could be charged for damages.  Please dispose of these products in the bins provided.

Stairs
Please note: The Moorings is a very old cottage with slanted ceilings and steep narrow stairs – please take this into consideration when booking the property.

Internet
We have free WiFi but Cobblestone Cottage has a rural internet connection that may not be as fast as you are used to. If it fails we will do everything possible to get it reconnected but we do not guarantee availability. Please use the internet responsibly and ensure that illegal material is not viewed or downloaded using our WiFi connection.

Cot and high chair
A travel cot and high chair is available for your use (Cobblestone Cottage only).  Please let us know if you would like us to supply cot bedding (sheets and cot blankets).

This agreement is not intended to create a tenancy: the Holidaymaker is granted a licence to occupy the property between the agreed dates. The party members must be as advised to us at the time of booking and the owners are to be granted reasonable access to the property during the occupancy if required. This includes maintaining the garden. Occupancy is from 4:00 pm on the day of arrival to 09:00 am on the day of departure. We aim to provide holiday makers with a property that is spotless and with everything in good working order when they arrive. If anything is found which does not meet expectations on, or soon after, arrival, we would wish to know as soon as possible so we can put matters right. On the Holidaymaker’s part, we expect that the Holidaymaker keeps the premises and all furniture, fittings and effects in or on the premises in the same state of repair and condition as at the start of the holiday. We do not require a deposit against damages preferring to treat our guests as we would like to be treated ourselves, leaving it to guests to compensate us fairly for any damage etc that they have incurred. Domestic utilities (heating, electricity, and water) are for normal, reasonable domestic use only.
